A developer wants to bring about 32 acres off North Custer Road into McKinney and zone the land for townhomes and neighborhood retail. The City Council will hold a public hearing on the request at its regular meeting Tuesday, Oct. 20.

The site

The property is on the east side of North Custer Road (FM 2478), roughly 1,800 feet south of County Road 125. It currently sits in McKinney's extraterritorial jurisdiction in Collin County and has no zoning, according to the applicant's letter of intent from engineering firm Kimley-Horn.

The request

The petition asks the city to annex the land (Case No. 25-0014A) and zone it partly "TR1.8" Townhome Residential and partly "C2" Local Commercial (Case No. 25-0175Z). A proposed annexation and development agreement is included in the council packet.

Commission vote

The Planning and Zoning Commission took up the zoning request on Sept. 22. No one spoke at its public hearing, and the commission voted 7-0 to recommend approval.

The council will consider the annexation and zoning ordinances after hearing public comment.
