A grocery store and restaurant named Spices Of India is planned for a large retail space on University Drive in McKinney that is being finished out for its first tenant.

A filing with the state's licensing agency, TDLR, describes a first-time tenant build-out of a 15,600-square-foot grocery store and restaurant at 4058 W. University Drive, Suite 120, in the Ft. Buckner Shopping Center. The filing estimates the cost at $1 million.

Construction is scheduled to start Thursday, Oct. 15, and wrap up April 15, 2027, per the TDLR listing. No opening date is given.

What the filing shows

The work is listed as a renovation and alteration, privately funded on private land, with the tenant paying for the build-out. The property owner is listed as McKinney 380 North Retail/MF Ltd., with a Celina address, and the design firm is Design Group LLC of Frisco.

The record does not break down how the 15,600 square feet will be split between grocery aisles and restaurant seating, and it does not describe a menu or product lineup.

For scale, other McKinney build-outs registered with the state over the following week included a 1,280-square-foot Juice It Up shop on Coit Road and a 3,896-square-foot primary care clinic, also on Coit Road.

The TDLR listing names a registered accessibility specialist to review the plans and inspect the finished space.
